What is the EPC Energy Performance Certificate?

The EPC Energy Performance Certificate or energy certificate (certificado de eficiencia energetica) is an official document that should be prepared by a competent technician to include objective information on the energy characteristics of a buildingWhen seen the EPC Energy Performance Certificate qualifies a buildings energy rating by calculating the annual energy consumption necessary to satisfy the energy demand of a building under normal conditions of occupancy and operation. (Includes the production of hot water, heating, lighting, cooling and ventilation).

When completed the certification process concludes with the issuance of a EPC Energy Performance Certificate (or certificado de eficiencia energetica) and allocation of energy label. The energy rating scale is seven letters and varies between the letters A (more energy efficient building) and G (least energy efficient building). The energy label expresses the energy rating of a building by the granting of these letters. The requirements for energy certification of buildings set in Directive 2002/91 / EC of the European Parliament and of the Council of 16 December 2002 were transposed in, a now repealed Royal Decree 47/2007 of 19 January by wherein a basic procedure for certifying the energy efficiency of new buildings, pending regulation by other supplementary provision, energy certification of existing buildings was approved. Subsequent Directive 2002/91 / EC of the European Parliament and of the Council of 16 December 2002 has been amended by Directive 2010/31 / EU of the European Parliament and of the Council of 19 May 2010 concerning energy efficiency of buildings, being transposed by Sustainable Economy Act which provided for the statutory regulation of the basic procedure for obtaining the energy performance certificate for existing buildings, being developed by the RD 235/2013 of April 5.

After the inspection of the property and it being certified, the deadlines for delivery of EPC Energy Performance Certificate vary depending on the following variables:

  1. Processing time for the professional technician or certifier, the energy performance certificate and subsequent assignment of the rating on the energy label. (Approximately 3 days)
  2. Rule of the province that you are based which establishes criteria for registration, however our normal timing is 72 Hours/3 Days.

The owner of the property (entire building, housing or local) is responsible for obtaining the energy certification of the building, or part thereof as well as the cost. The owner will also be responsible for keeping the documentation. Also, according to the competent body of the Autonomous Community, the owner shall, if applicable, record the EPC Energy Performance Certificate.

The energy label shows, among other things, the energy rating of a building. The scale of the energy rating is seven correlative letters. Letter A (most energy-efficient building) to G (least energy efficient building). Furthermore, it also includes information on the annual energy consumption (kWh / year and kWh / m2) and Annual CO2 consumption (kgCO2 / year and kgCO2 / m2). It is also mandatory that the energy label accompanying any commercial activity undertaken to sell or rent a home.

The obligation to present an EPC Energy Performance Certificate will arise to arise at the time in which you want to perform a sale or rental of your property.
